Resident Hotels and Marriott: A Bold Rebranding in Midscale Hospitality
Resident Hotels, known for its operational expertise, has partnered with Marriott International to rebrand its Sleeperz Hotels portfolio under the Four Points Flex by Sheraton banner. This transformative move positions the properties to compete in the increasingly competitive midscale hospitality market.
The portfolio, encompassing 400+ rooms across Cardiff, Dundee, Edinburgh, and Newcastle upon Tyne, leverages prime city-center locations near major rail hubs. The rebranding, slated for completion by 2025, includes renovations funded by Sleeperz Hotels’ principal investors, enabling the properties to meet the standards of the Four Points Flex brand.
Acquisition and Strategic Growth
The deal follows the acquisition of a majority stake in Sleeperz Hotels by Mactaggart Family & Partners in late 2022. Resident Hotels, brought in to manage operations, has embraced this opportunity to expand into the midscale segment.
David Orr, CEO of Resident Hotels, emphasized that the move allows the company to deepen its expertise in managing city-center properties, appealing to a wider range of real estate owners. “This partnership with Marriott provides an excellent platform for growth and innovation in the midscale space,” he remarked.
William Laxton, CEO of Mactaggart Family & Partners, echoed this sentiment, predicting strong returns from aligning the operational capabilities of Resident Hotels with the global reach and recognition of Marriott’s Four Points Flex brand.
Marriott’s Expansion in the Conversion Space
For Marriott International, this franchise agreement represents a strategic push into conversion projects within the midscale market. Kate Wallin, Marriott’s Senior Director of Development for the UK & Ireland, highlighted that conversions allow property owners to retain operational efficiency while benefiting from Marriott’s vast distribution network and guest loyalty programs.
“The Four Points Flex brand is designed for precisely these kinds of opportunities,” Wallin noted, adding that the collaboration with Resident Hotels is expected to set a new benchmark in midscale conversions.
